The 2026 FIFA World Cup is bringing 6 matches and an estimated 150,000 international fans to Seattle between June 15 and July 6. Demand for short-term rentals is up 185% on game days (AirDNA). Hotels are already at capacity.

If you own an Airbnb or short-term rental anywhere in Washington State — from Seattle to Mt Baker, Stevens Pass to Mt Rainier — this is the most important event you will ever host for.

This guide is written by Mish Pai, a Seattle-based real estate agent and STR investor who manages the Stay PNW portfolio of 50+ short-term rentals across Washington State. These are the exact strategies we're applying across our own properties.

Why the World Cup Is Unlike Any Event Seattle Has Hosted

Seattle has hosted major concerts, NFL playoffs, and MLS championships. None of them compare to the 2026 FIFA World Cup. Here's why the pricing strategy is completely different:

International guests don't comparison shop the way domestic travelers do. A fan flying from Belgium, Egypt, or Australia has already spent $2,000–$5,000 on flights and travel. Your nightly Airbnb rate is the smallest number in their budget. Price sensitivity is near zero.

The event runs for three weeks — not a weekend. Six matches between June 15 and July 6 means fans attending multiple games need accommodation for the entire window, not just match nights. Gap nights between games fill naturally.

Seattle's hotel supply is already exhausted. With only 4,325 short-term rentals in Seattle (Visit Seattle data), and 150,000 fans needing lodging, demand significantly outstrips supply. This is a seller's market — price accordingly.

The Washington State opportunity extends far beyond Seattle. International fans extend their trips to explore the Pacific Northwest. Mt Rainier, Mt Baker, Stevens Pass, and the Central Cascades all see elevated demand before and after the tournament as fans turn their World Cup trip into a broader PNW experience.

All six Seattle matches take place at Lumen Field — home of the Seattle Seahawks and Seattle Sounders.

→ Monday, June 15 — Belgium vs. Egypt

→ Friday, June 19 — USA vs. Australia ⭐ Highest demand night

→ Wednesday, June 24 — Qatar match

→ Friday, June 26 — Egypt vs. Iran

Knockout Round:

→ Wednesday, July 1 — Round of 32

→ Monday, July 6 — Round of 16

The USA match on June 19 is the single highest-demand night in Seattle's STR history. Properties within walking distance of Lumen Field and along the Link Light Rail line (direct from SeaTac Airport) will command the highest rates.

How to Price Your Seattle Airbnb for the World Cup: A 4-Phase Framework

We apply this framework across all 50+ Stay PNW properties — from Seattle condos to mountain cabins.

  • Set your prices now. International fans book 3–6 months in advance and they're the best guests — organized, easy to communicate with, longer stays. Every week you wait, you lose the highest-quality bookings to hosts who were ready.

  • Demand accelerates as match day approaches. Team support staff, media crews, and early-arriving fans fill this window. Monitor competitor availability — when nearby properties go dark, that's a signal to push higher.

  • Match nights: 3.5–5.0× your summer baseline rate Gap nights between matches: 2.5–3.0× — do not discount these Set 3-night minimums on match dates. Set 2-night minimums on gap nights. The USA vs. Australia match on June 19 warrants your highest rate — price at the top of your range.

  • Many international fans extend their US trip to explore Washington State. Our mountain and Cascade properties hold strong here as fans add PNW nature experiences to their itinerary.

5 Airbnb Pricing Mistakes to Avoid During the 2026 World Cup

  • The guests who plan furthest ahead are the best guests. Set prices now — you can always adjust upward as demand builds.

  • Your July 4th weekend rates are not a useful baseline for the World Cup. This is a categorically different demand event. Research what hosts in other World Cup cities (Dallas, LA, Miami) charged and calibrate from there.

  • Fans attending multiple matches don't want to check out and find a hotel between games. Gap nights fill when priced correctly. Do not drop them below 2.5× your baseline.

  • Single-night bookings create calendar gaps, increase cleaning costs, and reduce total revenue even at high nightly rates. Set minimums before your calendar fills with the wrong bookings.

  • If you own STRs in Mt Baker, Mt Rainier, Stevens Pass, or the Central Cascades — these properties benefit too. International fans extend their PNW trips before and after the tournament. Price all WA state properties accordingly, not just Seattle.
